Damp excavation, Rosebank

Scope of work

This Rosebank property had severe rising damp through the lower walls and floor slab, caused by a failed original damp-proof course and poor subsoil drainage.

• The affected perimeter walls were excavated by hand to expose the full depth of the footing and reach the damp-proof course level.
• All excavated surfaces were cleaned and prepared, then a bitumen primer was applied, followed by a self-adhesive bitumen membrane across the full face of the footing.
• A cementitious waterproofing coat went over the membrane as a protection layer before backfilling.
• The excavation was backfilled in compacted layers and a new concrete apron cast at ground level to stop surface water pooling against the wall.
• All affected interior plaster was hacked off, the walls treated with a salt-neutralising solution, and re-plastered with a waterproof backing coat.
